Two weeks to find a headquarters, or move on to a lease
Every client comes to us with their own version of urgency. For ZipString, an innovative toy company in the middle of a growth stretch, it was a two week window: find a headquarters building worth buying, or sign a five year lease and revisit the idea down the road.
ZipString had actually reached out about a different listing entirely. As the conversation unfolded, it became clear what they really needed was a home base built for where their team was headed, not just where it stood today. With the clock running, we got to work. Understanding the full picture, including where the executive team was based and what would make a location work long term, allowed us to widen the search beyond the obvious options and consider properties across a broader footprint.
Just days after a headquarters building in Suwanee hit the market, before it even had much information listed publicly, we knew it was the one. The building had already been renovated close to the layout ZipString had in mind, with upgraded finishes throughout, furniture included, and views overlooking a lake maintained by the county. It was drawing multiple tours a day, and it wasn't going to stay quiet for long.
We moved quickly. An offer went in, the building went under contract, and the deal closed in 45 days, well within the runway ZipString had given themselves.
The result is a 6,500 square foot headquarters on more than three acres that fits both where ZipString is today and where they're growing. And true to their business, they're already planning ways to make the space more playful.
Deals like this rarely come from casting a wide net. They come from listening closely, moving fast when the right opportunity appears, and knowing a good fit from a great one.
