Lineside lines up new tenants on Upper Westside

Lineside attracts diverse businesses to Atlanta's Upper Westside.

What do a beauty salon, a bespoke pilates studio and a sunless tanning boutique have in common? Along with a social justice nonprofit, they are all new businesses searching for and finding their first creative office space in one of Atlanta’s burgeoning submarkets. They all came to Lineside.

Nestled in Atlanta’s Upper Westside neighborhood adjacent to the new Atlanta Humane Society and close to the Westside Reservoir Park, the newly renovated Lineside development appeals to small businesses with suites that are uniquely move-in ready. Yet, the loft office offerings and the advantageous location close to Interstate 75 between West Midtown and Buckhead were not drawing tenant crowds at first.

“We were not having any luck with the national brokerage firm we hired to handle the leasing,” said Andrew Kelly, Lineside’s owner. “Pollock Commercial was able to jump in and help us reposition the marketing. We started seeing new leads almost immediately and are excited about the four spaces leased up in the first few months. Jeff Pollock and Katie Sentell just knew what to do.”

Jeff Pollock, founder and principal of Pollock Commercial, expounded, “We implemented a new marketing strategy, leveraged our best-in-class tools and created all new marketing materials. The result? We have secured new leases despite a challenging market where office space is facing headwinds.”

For fellow new businesses or established ones looking to expand in Atlanta’s high-growth west side, Lineside offers 10 open studio spaces with an average square footage of nearly 1,400. Each direct-access suite comes with high-quality finishes, high ceilings and a full kitchenette.

“I love the industrial look of Lineside, and it is very on brand with West Midtown and the Upper Westside,” said Kelley Brandon, owner of the recently opened Canvas Salon. “The high ceilings, ample parking and natural lighting are also a major plus.”

Initially developed as an industrial hub early last century, the Upper Westside has grown exponentially in recent years into a dynamic office district and vibrant retail, dining and entertainment destination. That strong momentum includes a constantly growing list of amenities such as the Atlanta BeltLine, Silver Comet Trail, Westside Reservoir Park and Topgolf. Significant infrastructure improvements on the horizon will keep the area flourishing, an ideal target for the best and brightest companies looking for a new home.
