Decatur Dynamo: Pollock Commercial Drives Success at 160 Clairemont

Securing six-figure leases in Decatur's premier office destination

With LM Consultants’ November commitment at 160 Clairemont, Pollock Commercial has leased more than 21,300 square feet of office space in 2022 at the centrally located corner office building in Decatur, Georgia’s historic master-planned town center. The six deals Pollock presided over last year account for more than one-sixth of the total rentable square feet at TerraCap Management’s Class A office building.

“We acquired 160 Clairemont based on the strong market fundamentals and rich amenity base surrounding its prime location in Downtown Decatur,” said TerraCap Management Asset Manager Matt Stewart. “We knew the leasing execution would need to have a commercial leasing broker who knows the niche Decatur market and can leverage the local experience and a robust network to meet our leasing goals. We chose Pollock Commercial and they have done an outstanding job bringing us the deals we needed to be successful.”

In addition to the office lease by LM Consultants for the Chicago-based national architectural and engineering firm’s satellite office, financial, insurance and health companies have signed on at 160 Clairemont. The largest leasing commitment won by Pollock in 2022 is a relocation and expansion by the Office of the D.A. for the Stone Mountain Judicial Circuit into nearly 10,000 square feet in late August.

“It is a great location, a fantastic building,” said one tenant, which moved to the downtown Decatur location from a building it had owned for 42 years.

160 Clairemont has gone from really good to even better. It already offered modern construction features, including full-height glass, T-8 lighting throughout and secured entry, as well as excellent on-site amenities such as a conference center, fitness center, café and full-service drive-through bank branch. 160 Clairemont’s prime location is also within walking distance to a MARTA rail station and more than 20 restaurants within three blocks, such as Parker’s on Ponce, Leon’s Full Service and No. 246. Recent upgrades include a highly attractive and expanded lobby and the addition of a six-level attached parking garage that increases the building parking ratio to 5.1 per 1,000 square feet, the highest in the submarket.

With 82,000 students situated within a 20-minute drive of 160 Clairemont and the downtown, the city’s pipeline for talent is hard to outclass. Also, the highly ranked Emory University, only 2 miles away from Decatur, and Georgia Tech have combined for well over $1 billion in annual research funding, which has tremendous ripple effects for job growth and business expansion.
