Mike Andree, owner of Andree Studios, planned on retiring after 25+ successful years in the metal fabricating business. One final step was to sell his company’s real estate, a 12,000 square foot metal building on 0.75 acres in Inman Park. He turned to Pollock Commercial for guidance.

The building was a relatively unimproved warehouse in a great location in Inman Park. Quality developments had been completed all around, and The Atlanta Beltline was located just steps away. The challenge was to maximize the property value given the condition of the property and the limited parking currently provided on site.

Pollock Commercial identified the ideal purchaser, The IceBox, a promotional products company. The IceBox owned another building in the area and was looking for a new location for a production facility for a company they had recently acquired.

Finding the buyer was only the first step in closing the deal. Pollock Commercial was able to leverage its extensive network to assemble a team including an architect, construction manager and general contractor to help The IceBox visualize and execute the proposed renovation and related permits for building improvements and construction of an additional code compliant parking lot. Additionally, Pollock worked closely with The IceBox’s lender to assist with the most favorable financing possible.

In the end, the seller was able to achieve the highest price possible and the buyer created a new and improved long-term home for their business.
